You can plan a sale with solar, but first establish who owns the panels and batteries and what agreements apply. Obtain the actual payoff or transfer requirements from the provider or lender before promising terms to a buyer. The equipment, financing and buyer’s mortgage review are separate parts of the process.

Identify the arrangement before describing the home
Do not rely on the monthly payment alone to identify the agreement. A battery, roof work or additional panels may be governed by separate paperwork. Match the documents to the equipment that will remain with the property.

Build a solar document folder before listing
Share account details through the transaction team’s secure process. For public marketing, use accurate ownership language and verified equipment facts. Historical electricity bills can help explain use, but they cannot promise the next owner’s bills or savings.
- Original installation, purchase, loan, lease or power-purchase agreement and amendments.
- Current account statement, provider contact and dated payoff or transfer instructions.
- Equipment list showing panels, inverter and batteries; identify any excluded or separately financed equipment.
- Permits, available warranties, maintenance records and monitoring information.
- Recent utility bills and production records with their actual dates and usage context.
Confirm the provider and mortgage requirements early
Transfer rules vary by agreement. Tesla’s guidance, for example, distinguishes loans that require payoff from other arrangements with different transfer procedures. Contact the actual provider rather than applying one company’s policy to every solar home.
Fannie Mae’s lender guidance also distinguishes ownership and financing types. Under its rules, leased or power-purchase-agreement panels are not included in appraised property value. The buyer’s lender must evaluate the applicable documents; another loan program may have different requirements.
A practical sale plan identifies who initiates the transfer, what the buyer must do, whether a payoff is needed and what written confirmation escrow needs. Put responsibility and timing into the transaction documents with the appropriate professionals.

Can the buyer take over my solar loan?
Possibly, only if the particular lender and agreement allow it and required approvals are obtained. Some loans require payoff. Obtain the written requirements before advertising an assumption.
Are solar batteries automatically owned with the panels?
No. Check the purchase and financing documents for each part of the system.
Will solar add a set amount to my home’s value?
There is no universal amount. Ownership terms, condition, market evidence and the buyer’s appraisal and financing all matter.
When should I contact the solar provider?
Before listing, request its current sale-transfer or payoff instructions. Reconfirm dates and amounts as the transaction develops.
