What belongs in a seller net estimate?
A sale price is only the starting point. Ask for a written comparison of the amount you could receive under each offer, using the same assumptions for closing dates and expenses. Keep debt repayment separate from transaction expenses so you can see what actually changes between offers.
- Mortgage and other recorded debt: request current payoff information, including any applicable interest and fees through the expected closing date.
- Brokerage compensation: use the terms you actually agree to in writing. Compensation is negotiable and is not set by law.
- Title, escrow, recording and transfer charges: obtain a property-specific estimate from the closing team.
- HOA obligations and prorations: identify association documents, balances and contract allocations.
- Preparation and negotiated credits: include approved work, buyer concessions, moving expenses and any solar payoff that applies.
