In these reports, median prices changed little year over year, while the typical marketing period was roughly eight weeks. That does not predict your closing date. Sellers should evaluate direct competition, condition and offer terms; buyers should compare total cost and contingencies, not just an asking-price reduction.
Inventory and months of supply answer different questions. Active inventory is the stock of available homes at a point in time; months of supply relates that stock to a defined sales pace. A valid comparison needs the same geography, property type and reporting dates.
Start with the exact subdivision and property type. Citywide medians combine homes with different sizes, conditions and locations.
