Southern Nevada resale update: September remains the latest official published LVR period

Geography: Southern Nevada activity reported through the Las Vegas REALTORS (LVR) multiple listing service, not Southern Highlands alone. Property type: existing single-family homes unless otherwise stated. Reporting period: September 1–30, 2026. As of November 5, September remained the latest official public LVR monthly headline report available for verification. LVR reported a $470,000 median sale price for existing single-family homes, down 1.1% from August and unchanged from September 2025. At month-end, 7,995 single-family homes were listed without offers, up 6.6% annually. LVR also reported 2,169 total existing-home, condominium and townhome sales and approximately five months of housing supply at September’s sales pace. These figures do not include every builder or owner-direct sale. No unverified October headline figures are presented here.

Our takeaway: a broader selection makes the competitive set more important

Our interpretation: when buyers have more homes to compare, condition, access, presentation, ownership costs and contract terms can influence the decision as much as a broad regional price headline. Sellers should evaluate the closest active and pending alternatives for the exact property category. Buyers should compare the home’s total ownership picture and due-diligence documents rather than treating five months of regional supply as a guarantee of negotiating leverage on every property.

Neighborhood spotlight: Southern Highlands

Southern Highlands is a master-planned area in the southern Las Vegas Valley that includes established neighborhoods, newer homes and guard-gated or custom luxury property. Clark County describes the approved plan as approximately 2,299 acres; the community’s official parks guide identifies seven parks and a network of walking, hiking and biking routes. A useful property comparison should still focus on the specific enclave, property type, HOA and access structure, construction quality, lot, views, upgrades and nearby competition. Community information was checked November 5, 2026. Verify current amenities, access rules, association obligations and availability for the specific property.

Buyer tip: separate the home price from the full ownership commitment

Before deciding what to offer, request the available association, gate and resale documents and confirm the recurring assessments, transfer or capital-contribution charges, architectural rules and parking or use restrictions that apply to the property. Treat private-club or golf membership as a separate item unless the documents confirm otherwise. Add property taxes, insurance, utilities, solar obligations, expected maintenance and near-term system needs to the comparison. Review the actual documents and lender estimates instead of relying on a listing summary or a community-wide assumption.

Inherited property: confirm authority before clean-out or repairs

Before authorizing a clean-out, renovation or sale commitment, identify the estate’s authorized representative and have Nevada counsel confirm the person’s authority, notice obligations and any required court procedures. Document who may enter the property, the occupancy status, utilities, insurance contacts, visible condition and personal-property decisions. Then compare an as-is market launch, limited preparation and a credible written cash option using consistent estimates for cost, carrying time, expected proceeds and contract certainty. The real-estate plan can move forward in coordination with counsel without assuming that every inherited property needs the same level of work.
