Southern Nevada resale update: September remains the latest completed LVR month

Geography: Southern Nevada activity reported through the Las Vegas REALTORS (LVR) multiple listing service, not Henderson alone. Property type: existing single-family homes unless otherwise stated. Reporting period: September 1–30, 2026. LVR reported a $470,000 median sale price for existing single-family homes, down 1.1% from August and unchanged from September 2025. At September month-end, 7,995 single-family homes were listed without offers, up 6.6% annually. LVR reported 2,169 total existing-home, condominium and townhome sales and approximately five months of housing supply at that sales pace. Of September sales, 23.5% were cash transactions; 75.9% of existing single-family homes sold within 60 days. The figures were published October 5–6 and rechecked October 29, 2026. They do not include every builder or owner-direct sale.

Our takeaway: cash is part of the market, not a shortcut to one answer

Our interpretation: more single-family listings without offers gives buyers additional choices and makes a seller’s immediate competition especially important. Cash represented nearly one in four September transactions, but most reported sales still used another form of financing. The payment method alone does not determine whether an offer is stronger or whether a seller should choose an off-market route. Price, expected proceeds, contingencies, property condition, timing and closing certainty must be compared for the specific home.

Neighborhood spotlight: Henderson

Henderson includes established neighborhoods, newer master-planned communities, attached homes, age-qualified communities, luxury enclaves and new construction; it should not be treated as one uniform housing market. Compare the exact submarket, property type, construction period, HOA and assessment documents, lot and view orientation, solar obligations, commute priorities and nearby resale or builder competition. For local recreation context, the City of Henderson currently lists 77 maintained parks, with amenities varying by location. City information was checked October 29, 2026; verify current hours, access and amenities directly. Our current Henderson guide connects buyers and sellers with a property-specific consultation, home-value review and home-search request.

Seller tip: make the launch review evidence-based

After a listing launches, review the same categories each time: new competing listings, price changes and pending activity; showing activity and repeated feedback; online engagement; property access; presentation; and any offer terms. Separate a correctable concern from a preference the property cannot change. Then decide whether the evidence supports improving access or presentation, addressing a condition item, adjusting price or allowing the current strategy more time. There is no universal number of days that requires a change; the decision should reflect the property’s price range, competition and seller priorities.

Cash versus market: compare written options on the same assumptions

A cash offer is not automatically an as-is offer, and an as-is market listing may attract cash or financed buyers. Put each credible route on one worksheet using the same assumptions for price, concessions, brokerage and closing expenses, repairs, clean-out, holding costs, timing and possession. Review proof of funds or financing, deposit, inspection, appraisal and cancellation terms, and any assignment or resale language with the appropriate professionals. For a probate or inherited property, have Nevada counsel confirm the representative’s authority and any notice or court requirements before committing to terms. The strongest route is the one that best fits the owner’s verified priorities and expected net—not simply the fastest headline.

Important information

The Gaitan Group provides real-estate brokerage services, not legal or tax advice. Probate authority, required approvals, notice obligations and legal procedures should be confirmed with the estate’s Nevada attorney. Market information is a dated snapshot and may be revised by its source. It is not an appraisal or a guarantee of price, timing or results. Community features, HOA obligations, assessments, builder offerings and availability should be verified for the specific property. Equal Housing Opportunity.
