Southern Nevada resale update: September remains the latest monthly snapshot
Geography: Southern Nevada activity through the Las Vegas REALTORS (LVR) MLS, not Centennial Hills alone. Reporting period: September 1–30, 2026. Existing single-family homes had a $470,000 median sale price, down 1.1% from August and unchanged from September 2025. At September month-end, 7,995 single-family homes were listed without offers, up 6.6% annually. Separately, existing condominiums and townhomes had a $290,000 median sale price, down 1.4% annually. Source: LVR’s September report, reported by FOX5 on October 6 and rechecked October 15, 2026. These are the same monthly figures used last week—not new weekly sales data. The MLS report does not capture all builder or owner-direct sales.
Our takeaway: compare choices, not just headlines
Our interpretation: more single-family listings without offers makes a property’s immediate competition especially important. A regional median cannot establish the value of one home or predict a closing date. Sellers should compare condition, location and current alternatives; buyers should evaluate the total cost and contract terms of the specific property. We are not presenting a Centennial Hills price trend without a matching neighborhood report.
Neighborhood spotlight: Centennial Hills
Centennial Hills is a northwest Las Vegas area rather than one uniform subdivision. Compare the exact neighborhood, construction period, lot, improvements and HOA documents. One local landmark is Centennial Hills Park at 7207 N. Buffalo Drive. The City of Las Vegas describes this 120-acre regional park as offering an accessible playground, walking paths, a dog park, pickleball courts and sports fields. Park details were checked October 15, 2026; verify current access and amenity availability with the city. Our current Centennial Hills guide connects you to local resources, a personalized home-value review and a buyer home-list request. No school ranking, attendance eligibility or neighborhood price estimate is implied.
Seller tip: put competing offers on the same worksheet
Before choosing an offer, request a side-by-side estimate using the same assumptions. Compare price, requested credits, brokerage and closing expenses, documented payoffs, repair obligations and carrying costs through the proposed closing date. Then review deposit, financing or proof of funds, appraisal and inspection contingencies, cancellation rights and possession terms. Ask which figures are confirmed and which remain estimates. The highest headline price is not necessarily the strongest combination of proceeds and closing certainty. Review the actual contract with your agent and obtain legal or tax advice when needed.
Cash versus market: financing and exposure are different decisions
A cash buyer can purchase a publicly marketed home; an as-is market listing can attract cash or financed buyers. Start with the property’s condition and your priorities, then compare a written cash proposal with an as-is market strategy and targeted preparation. Include preparation expense, ongoing ownership costs, contingencies and timing—not only price. No route guarantees a sale or a particular net result. For estate property, have the estate’s Nevada attorney confirm the representative’s authority and any notice or court requirements before committing to sale terms. A cash offer does not bypass those requirements.

Important information
The Gaitan Group provides real-estate brokerage services, not legal or tax advice. Probate authority, required approvals, notice obligations and legal procedures should be confirmed with the estate’s Nevada attorney. Market information is a dated snapshot and may be revised by its source. It is not an appraisal or a guarantee of price, timing or results. Community features, HOA obligations and availability should be verified for the specific property. Equal Housing Opportunity.
