Southern Nevada resale update: inventory rises as prices ease
Geography: Southern Nevada sales and listings reported through the Las Vegas REALTORS multiple listing service. Property type: existing single-family homes unless otherwise stated. Reporting period: September 1–30, 2026. LVR reported a $470,000 median sale price for existing single-family homes, down 1.1% from August and unchanged from September 2025. At month-end, 7,995 single-family homes were listed without an offer, up 6.6% year over year. The mixed-property sales total was 2,169 existing homes, condominiums and townhomes. At September’s sales pace, the region had approximately five months of housing supply. Source figures were published October 6, 2026 and rechecked October 8, 2026.
What that means for your move
Our takeaway: buyers have more choices, but the regional median held level with one year earlier. Sellers should distinguish between a pricing problem, a presentation problem and a property-specific obstacle before changing course. Buyers should compare the exact community, property type, condition, financing and contract terms rather than treating the regional median as a valuation. These figures describe a broad resale market and should not be substituted for a Skye Canyon home analysis.
Neighborhood spotlight: Skye Canyon
Skye Canyon is a master-planned community in northwest Las Vegas. Its official community materials highlight Skye Center, Skye Fitness, parks, trails and bike lanes. Property comparisons should account for the builder, floor plan, construction period, upgrades, lot position, solar obligations, HOA documents and any current new-construction alternatives. A resale may offer completed landscaping, established improvements or different possession timing, while builder incentives depend on written terms and buyer qualification. Seller tip: make the first two weeks count
Before launch, compare the home with the active listings buyers will see at the same price, then review recent pending and closed sales for context. Resolve avoidable questions about solar, HOA documents, repairs, access and major systems before showings begin. After launch, evaluate showing activity, agent feedback and competing listings together. A price adjustment should respond to current evidence—not simply the passage of time—and should be paired with any needed improvement in presentation or property information.
Probate property: confirm readiness before marketing
Before signing a listing agreement or accepting an offer, the estate’s Nevada attorney should confirm who has authority to act and whether notices, approvals or court procedures apply. The real-estate preparation can begin with a property walk-through, title contact, access plan, utility review and an inventory of condition or safety concerns. The authorized representative can then compare an as-is market listing, targeted preparation and a cash option using estimated proceeds, carrying costs, timing and contract certainty. Personal-property decisions and legal requirements should remain with the representative and counsel.
