Do not begin by throwing everything away. First secure the property, confirm the estate representative’s instructions, identify documents and valuables, separate items for family or professional appraisal, and decide whether the sale strategy actually requires a complete clean-out.

Before Removing Items

Confirm who is authorized to direct the work.
Secure doors, windows, vehicles, mail and keys.
Photograph rooms and important contents.
Locate estate, insurance, mortgage, title and utility documents.
Set aside medication, firearms and sensitive personal information for appropriate handling.

Sort With a Clear System

Use clearly labeled categories for family distribution, appraisal, donation, sale, disposal and items that require professional handling. Avoid making value assumptions about jewelry, art, collections, vehicles or specialized equipment.

Choose the Sale Strategy Before Over-Spending

An investor may accept contents and deferred maintenance; an as-is market listing may need only safety and access improvements; a prepared sale may benefit from deeper cleaning, selected repairs and presentation. Decide the strategy before authorizing extensive work.

Coordinate the Final Property Plan
